Situation

Consolidation of 11 locations in the Greater New York in excess of 1,200,000 SF serving approximately 15,000 client staff members, inclusive of New Jersey and Connecticut for possible consolidation or relocation to appropriate geographies by business unit and function.

Actions

Over a two (2) year period:

  1. Established project team of real estate advisors, project managers, architects, and engineers to coordinate with internal human resource, change management, IT, and facilities consultants

  2. Confirmed office utilization, demographic, and commuting data for personnel relative to most appropriate work locations

  3. Drove consensus on strategic drivers and working assumptions relative to forward business strategy, business and headcount growth, workplace standards and design, financial criteria, and metrics to establish decision guidelines for location and investment

  4. Finalized operational and financial criteria to establish location preferences in Greater New York

  5. Analyzed relevant real estate markets and establish go to market strategy for selected locations

  6. Developed comprehensive financial models reflecting agreed occupancy strategies, capital, and other costs as applicable, including sensitivity analyses

  7. Established approach strategy for state and local incentive negotiations

  8. Supervised real estate negotiations at selected locations

Results


The operating result of this project was a relocation of a significant portion of the New York population to a New Jersey location close to New York, as well as the negotiation of a reduced Manhattan location requirement.
